A disused commercial space is transformed into two dwellings in the Tetuán neighbourhood
This space was an old bar in Madrid's Tetuán neighbourhood that had been unused for years. Following a commission from Re-aviva (a developer dedicated to urban recycling) and a responsible declaration procedure, Clap Design Arquitectura designed two dwellings taking advantage of the architectural characteristics of the premises. The result was two residential spaces ready to live in.
The main objective of the project was to revalue the abandoned space and convert it into housing, always from the point of view of privacy due to its location on the ground floor and to work the space according to current domestic needs. In the two flexible spaces with different layouts adapted to the initial floor plan have been promoted in the two dwellings.
The two dwellings are formed by a wooden spine that runs along the entire length of the house. This element that articulates the rooms is made of pine plywood, a central material in the houses, and has been custom-made for the project.

The first dwelling is made up of an open space with a raised area, which serves to differentiate areas, where the only bedroom in the dwelling and the bathroom area are located. The washbasin is open to the bedroom while the toilet and shower are separate.

The other is also composed of a spine that runs along the entire length of the dwelling, organising the kitchen, television unit and wardrobes on the right-hand side, and on the left-hand side, the rooms are distributed in order of: kitchen, living room, single bedroom, bathroom and master bedroom. The kitchen layout is unique to make the most of the space and at the same time generate particular domestic situations by connecting areas for rest, conversation and eating.
