This conversion turned a derelict and abandoned retail store into an inspiring space for a design-builder's creative team. The unit was in pretty bad shape, with 18 inches of water standing in the basement, several roof leaks, drafty windows and damaged floors. A complete gut renovation, down to the bare bones, revealed a stunningly beautiful space. A tight and steep stair was removed and replaced with a custom built tread single flight, centered in the building. Added insulation, triple glazed German Unilux windows and storefront help to make the unit extremely energy efficient. The new windows also fill the entire unit with daylight.

Newest technology, such as heat pump based heating and cooling, paired with heat recovery, passive house certified ventilation create a pleasant indoor climate all year round at minimal energy costs.

The exterior walls are exposed and the painted block work creates a cool loft atmosphere.

The building is used as design studio and showroom.
