From Ryan Jacques

The Lumberyard Bike House is a minimalist modern home designed to maximize square footage (2124 sq ft) and outdoor living on even the smallest infill city lot with extremely tight setbacks. Construction consists of 2x6 walls, BIB insulation with spray foam, high-efficiency Wi-Fi appliances, a tankless water heater, and Samsung mini splits. The lower level has a dual-purpose living room/garage that's plumbed for a second kitchen and designed to be a second primary suite/home. The second floor is a continuation of high-end finishes with concrete countertops by Fluid Form Design, a vented gas fireplace from Biltmore Hearth and Home, and a grill deck off the side. All the bathrooms have ultra-luxe finishes with smart bidet toilets. One of the most unique and awe-inspiring features is the rooftop terrace!
