Is there such a thing as hiding in plain site? This home might be it. It is on a corner lot of a busy intersection with an alley behind it. The owners wanted privacy, but not at the expense of a dark enclosure. The solution was to put the living spaces on the upper level, and use a tall lower level as a privacy wall. The common areas and decks were then located on the rear of the property where it is quietest. Tall ceilings give the interiors the feeling of a spacious gallery.

An efficient layout maximizes the footprint and kept the home to two levels instead of three. Family-centric common areas and flex spaces are upstairs, with large street-facing windows. Bedrooms are on the ground floor, with windows located above eye-level to catch sky views.

The exterior features a nice mix of clean, urban materials with a touch of organic warmth, giving it a natural feel with no maintenance. One of the innovations on this home is the use of metal siding, but specified and used in a clean architectural way.
