The home is perfectly situated for Catalina Island views, and the walls of glass offer up the maximum panorama.  The unique "nesting" garage door opens the living room fully and seamlessly to a 225 sqft patio, complete with built in fire pit.  The nesting door opens upward into a space above the ceiling to keep the door and mechanism out of the living space.  The guide wire patio shades over the space provides essential sun protection while making the outdoor space feel cozy, even on the coldest nights.

California Ranch meets NYC loft in this Neutra inspired 2,980 sqft single story ocean view home, perched above a regional park and the Santa Ana River. The green build home features reclaimed solar water panels, providing radiant heat for the floors and hot water for the home. Consisting of and celebrating basic materials such as concrete, raw steel, and wood, the homes palette is both simple and daring.
