This waterfront house on the Chester River in Chestertown, MD was beloved by the family but it was very small and did not face the river. The attic finished with two rooms and a bath but it was still unmistakably an attic. The owners dreamed of the house being a place where they could host large gatherings and each of the children could have a space to call their own. However, due to impervious coverage restrictions, they were prohibited from building an extension.
Without adding to the existing footprint, Kate Cowing Architect, LLC designed a new second floor which added four bedrooms and an additional bathroom. It is flooded with light from a roof monitor and capitalizes on the view of the river. This is unquestionably no longer an attic. The family can now have large gatherings while each family member has their own place.
