Located in the Venetian Islands, known as Miami Beach’s playground for the elite, the two-story Tropical Modern home is the latest masterpiece designed by famed architecture firm Choeff Levy Fischman. Fusing mid-century motifs with tropical elements including sustainably harvested Ipe wood, exotic stones, white stucco, board-formed concrete and aquatic features, the five-bedroom, eight-bathroom residence features the ultimate indoor-outdoor living.

The entrance of the 7,628 square-foot Di Lido Island home is landscaped with mature tropical plants and palm species with natural limestone and grass driveway that leads to an exterior cascading wall water feature that flows into a reflecting pond and under the floating entryway stairs, providing the ideal Zen-like experience. An expansive and powerful Ipe wood pivot door is encased in a high-density glass frame on either side and above allowing guests to get a glimpse of the estate’s optimal water views before entering, including a direct shot across the bay of downtown Miami. Once inside, the space opens up to the formal living and kitchen area with rare walnut wood flooring and expansive floor-to-ceiling glass doors that fully pocket, blending the indoor-outdoor living experience, and opening up to the entertainment deck. On the side of the home next to the dining room, there’s another soothing reflecting pool that connects to the outdoor pool and covered lounge area. A gym with floor-to-ceiling windows with outside views, a high-tech office and a media room are also situated on the first floor. The home’s interiors, curated by the acclaimed New York-based Ingrao Inc., are comprised of vivid accents and furnishings and are surrounded by dashing artworks.

“The owners of the home are art enthusiasts so we created museum-like walls with black crown and base reveals in order for their bold art pieces to stand out and make a statement,” said Paul Fischman, principal, Choeff Levy Fischman.

Leading one up to the second floor is a cantilever wood staircase surrounded by poured-in-place board-form concrete walls and an indoor reflecting pond underneath. The upstairs master bedroom includes dual walk-in closets and master bathrooms with a glass-enclosed book-matched panda marble shower and a separate soaking tub. Both the master bedroom and bathroom have expansive terraces with a glass railing for unobstructed views of the water. Three additional bedrooms and bathrooms are also located upstairs.

Outside, the pool includes direction bench seating, taking advantage of the best views of Miami – Biscayne Bay, the surrounding islands and the city skyline. The Italian mosaic infinity pool surrounded by limestone pavers and Mexican beach pebbles also has an underwater hot tub and sitting area with an umbrella.

The covered kitchen includes gourmet Kalamazoo appliances, patio seating with interiors of Ipe wood and exteriors of white stucco and concrete. A 1,100 square-foot rooftop deck with lounge seating and glass railing can be accessed by stairs or elevator and offers another ideal backdrop to take in the sunset views.

Designed with South Florida’s top natural environmental challenges in mind, the residence is built five feet higher than code requirements to address ongoing sea-level rise. Additional green features implemented into the design include Low-E glazing to minimize solar heat gain and glare and a green roofing system to keep the home cool.
