From Collective Office - Architects

Working with our clients to update an existing, pre-recession townhouse situated in the base of a high-rise, Collective Office has been able to provide a clean, modern, living experience that matches their minimalist tastes.

The integration of custom millwork into the existing framework of the townhouse allows for selective texture and materiality to be celebrated against a white, bright backdrop. A white oak chevron floor, full-height marbled slabs, and exposed concrete structural walls introduce both warmth and raw character into 4 floors of space with museum-quality detailing. Millwork is integrated into the architecture to allow for storage and concealment of appliances and building systems.


The first floor kitchen and living space use millwork and furniture to define programmatic functions while still allowing both to flow into each other to accommodate guests. The re-configured stair wraps around an exposed, polished concrete shear wall accompanied by a glass balustrades and custom blackened steel handrails. The master bedroom, bathroom, and closet sequence is tailored towards the schedules and morning rituals of the clients. The residence’s four bathrooms include minimalist plumbing fixtures, curbless showers, and custom vanities. The 4th floor has been optimized to house a photography studio, whereas the second floor accommodates overnight guests. Significant work has also been done to the existing mechanical system. A new radiant floor system allows for soundless heating tailored to individual regions of the townhouse while a new air-conditioning system and layout eliminates awkward soffits beneath the concrete slab.

Our intervention enables the homeowners to seamlessly navigate through the townhouse in an efficient layout. Collective Office has transformed a generic, developer-driven interior into a residential experience that reflects the detailed-oriented personalities of our client.
