Living on the in-demand Hudson Waterfront – New Jersey’s “Gold Coast” – can be an expensive proposition. However, one of the area’s established high-rise communities has recently undergone an extensive renovation to bring it into the modern era and offer a lifestyle that is both luxurious and an affordable excellent alternative to other buildings.

“There is tremendous value here. The Parker Imperial is a diamond in the rough,” said Angela Cuciniello, the Coldwell Banker Residential Brokerage real estate agent who currently has four condos listed in the building – three of them corner units (5C, 7J, 11A and 19H). “Buyers who have been priced out of Hoboken and Jersey City are finding appealing options in nearby towns like North Bergen.”

According to Cuciniello, a three-bedroom, 2,200-square-foot unit with a 200,000-plus-square-foot, east-facing balcony in The Parker Imperial ranges from $685,000 - $750,000. A similar unit in Hoboken or Jersey City costs between $1.7 million - $2 million.

Even the newer Watermark on Hudson and The Duchess, both in North Bergen, and The Pearl and The Glass House in neighboring Edgewater are more expensive choices, with similar size units of approximately 2,200 square feet selling for approximately $1.2 million - $2 million. And, Cuciniello points out, those units have lesser views and smaller private balconies, if any. “Another advantage of The Parker Imperial is that most floorplans offer views from all rooms,” she said.

The Parker Imperial is a full-service building with more than 300 units, most with private, gardened balconies that offer bluff-top views of the Hudson River and iconic New York City skyline . Amenities include 24-hour concierge, full-time maintenance personnel, swimming pool, sauna, fitness center, community room, storage and designated parking in an attached garage. The building is pet friendly and is bordered on its north side by the 167-acre, lakefront James J. Braddock North Hudson County Park (named after the 1935 World Heavyweight boxing champion who was the subject of Russell Crowe movie “Cinderella Man”). This protected, clifftop park provides Manhattan views and includes 45 sports facilities, trails and a dog run.

The Parker Imperial recently completed a three-year, $6.1 million capital improvement project covering building exterior repointing and sealing, elevator modernization, parking garage concrete restoration, PTAC (air conditioning unit) replacement, mechanical plant maintenance, common area refurbishment, swimming pool improvements and more. Lobby renovations are currently slated to begin.

One of Cuciniello’s listings, Unit 7J, a rarely available south-east corner unit priced at $685,000, offers panoramic, sweeping views of the New York City skyline, Hudson River and beyond. The two-bed, two-bath condo features 1,750 square-feet of airy living space, bamboo plank flooring, abundant closets and ubiquitous sun from eastern and southern exposures. The windowed, open chef's kitchen is outfitted with abundant, sleek cabinetry, high-end stainless appliances, a Thermador range and refrigerator, Bosch dishwasher and granite counters. The master suite boats an enormous, customized walk-in closet and marbled bath with oversized spa shower and dual marble-top vanities.

The Parker Imperial is located on Blvd. East with hassle free commuter options to New York City right in front of the building. It’s only six miles to the NYC Port Authority. New eateries and restaurants, shopping and entertainment are a short stroll away. Cuciniello’s listings in The Parker Imperial can be found by MLS numbers 190010012, 190011368, 190012905 and 190010791.
