So after spending months scouting San Francisco’s Victorians and turnkey cookie-cutters—and almost defecting to the East Bay—Lorena Siminovich and Esteban Kerner decided to put the hunt on hold until after their baby was born. But then one afternoon Kerner, a design director with Old Navy, logged on to Craigslist on a whim. He saw a below-market listing for a single-family home in Noe Valley, their neighborhood of choice.

With crumbly brick cladding, peeling rust-brown paint, and rotting garage doors, the house lacked curb appeal. But the Argentine couple was drawn to the interior. "It was amazing and strange at the same time," says Kerner of the 1,485-square-foot, multilevel, midcentury maze. "Mind-boggling," adds Siminovich. "It was just a knot of doors and a series of insane stairs to nowhere."

“We wanted the wood to appear as natural as possible, so leaving the larch untreated was the first choice,” Bas explained. But the shape of the house would make the wood turn gray unevenly, so they blackened the larch. “The clients were excited with the dark color as it helps the house blend into the trees. They didn’t want the anything excessive or showy.” But blackened timber comes with its own challenges. Since it absorbs more heat, a larger air cavity was built behind the wood to keep it cool.

The courtyard is just one of many open spaces that will be highly utilized—in the non-winter months anyway. Concrete worked well with developing the language of FlatPak. The second level is a wood panel that can be clad in corrugated metal or cedar—different layers that can be plugged in like covers on your cellphone.

Timber battens were used on north-facing windows to prevent excessive heat in the summer. The exterior is clad in Scyon’s Linea weatherboard and covered in Dylux’s Western Myall paint. Beneath the upper floor, a little nook makes for the perfect covered carport and storage spot for surfboards.

Bischoff’s team retained the exposed brick on the interior, painting much of it white to help the space reflect sunlight. “There was an interest in having an open, more contemporary layout, but we still wanted some sense of living in this building that’s 100 years old,” Bischoff says. “That motivated us a lot to keep the brick. It’s a very subtle echo of what the house originally was.”

Turner reclaimed most of the timber used for the flooring as he renovated buildings in London. He thought his stockpile was big enough for the Ochre Barn, but the scale of the place defeated him. The solution, surprisingly, was eBay, turning up an old mill’s worth of boards.

When the Copes rented a Red Hook loft in an industrial 1860s warehouse, the couple turned their rental into a testing ground for their marbleized wallpaper business and installed wallpaper in each of their rooms. The custom pieces take inspiration from the loft’s immediate surroundings and characteristics—from the silver-and-gold marbled mural that complements the loft’s exposed structural beams to a color-gradient wallpaper in the primary bedroom that takes cues from the sunset seen from Red Hook.

When the Casali family gave Michael Krus and Prishram Jain of TACT Architecture free rein to work with unconventional materials, the architects responded by creating a geometric 4,300-square-foot smart home encased in aluminum panels by Agway Metals.
